Can I build on any vacant land I buy?

Not always. You need legal access, a buildable lot under county zoning, a way to handle septic, and a water source. We check each of these before you make an offer, and we can write your offer with contingencies for them.

How much does it cost to bring power to a parcel?

It varies with distance and terrain. A parcel with power at the road may cost a few thousand dollars to connect, while a long line extension can run into the tens of thousands. We request an estimate from the utility early.

What is a perc test and do I need one?

A perc test, or septic site evaluation, checks whether the soil can absorb wastewater for a septic system. If you plan to build a home without city sewer, you need one, and it can decide where the house goes.

Can I split land into smaller parcels later?

That depends on county zoning and minimum lot sizes. Some areas allow splits easily; others restrict them. We check the rules before you buy if dividing the land later is part of your plan.

Is land harder to finance than a house?

Usually. Many lenders require larger down payments for vacant land, and some parcels are best purchased with cash or seller financing. We can connect you with local lenders who finance land.
