How many cattle can a ranch here support?

It depends on the ground and the water. Irrigated pasture in the valleys can carry roughly one cow-calf pair per one to two acres through the season, while desert range may need 20 acres or more per pair. We look at grazing records, lease and permit AUMs, and hay production to estimate a realistic head count.

Do BLM grazing permits transfer with a ranch sale?

They can, but not automatically. A BLM permit is tied to base property and must be transferred through the agency, which reviews the buyer and the base property. We confirm the permit terms, AUMs, and history early so the transfer is planned into the sale.

What water rights should a ranch have?

Most working ranches here rely on a mix of surface irrigation rights, stock water rights, and wells. We verify every right in the state database, check priority dates and points of diversion, and make sure the rights are tied to the land you are buying.

Can I finance a ranch purchase?

Yes. Farm Credit lenders, USDA Farm Service Agency programs, and some banks finance ranches, often with larger down payments than residential loans. Lenders will want grazing, water, and income details, which we help you assemble.

How long does it take to buy a ranch?

Most ranch sales close in 45 to 90 days. Surveys, water right reviews, permit transfers, and appraisals with limited comparable sales all add time, so we build a realistic timeline from the start.
